Monthly Maintenance Plan

Overview
The following are the standard items on the monthly plan.  At the end of each visit, the technician will record the tasks performed that month in your Home Maintenance Log Book as well as any observations of issues, potential issues, and suggested remedies.   

Required/Safety Maintenance Tasks
·       Home Maintenance Logbook
·       Test for Gas Leaks
·       Inspect Fire Extinguishers (twice per year)
·       Smoke Detectors - Inspection, Testing, and Battery Replacement (Up to 8) (twice per year)(*materials charge)
·       Carbon Monoxide Detectors – Inspection, Testing, and Battery Replacement (up to 4) (twice per year)(*materials charge)
·       Dryer Vent Cleaning (once per year).
·       Clean Kitchen Downdraft Filter
·       Exercise Electrical Breakers (twice per year).
·       Test GFCI Outlets  (twice per year).
·       Test/Maintain Windows/Doors Qualifying as a Fire Escape (once per year)
·       Inspect Stairs/Railings (twice per year)
·       Light Bulb Replacement  – (performed each visit) (*materials charge)

Health & Energy Efficiency Tasks
·       A/C – Heater Filter Change (up to two units)(four times per year) (*materials charge).
·       Refrigerator/Freezer/Wine Cooler Coil & Condenser Cleaning (two units, once per year).
·       Inspect/Replace Door Weather Stripping (once per year) (*materials charge)
·       Vacuum Heat/Cold Registers and Exhaust Fan Grills
·       Inspect Door/Window Caulking (once per year)
·       Inspect Toilets for Proper Operation (twice per year)
·       Clean Air Conditioner Coils/Condensers (up to two units)(once per year)
·       Reverse Ceiling Fan Operation Direction (twice per year)
·       Check Sprinkler System Operation (zones, heads, programming)

Preventative Maintenance Tasks
·       Clean Sink P-Traps (Up to 6)(twice per year)
·       Garage Door Inspection/Adjustment/Lubrication (up to two doors)(once per year)
·       Hot Water Heater Sediment Flush (up to two units)(once per year)
·       Test Hot Water Heater Pressure Relief Valve (up to two units)(once per year)
·       Interior Plumbing Function & Leak Inspection (twice per year)
·       Roof/Door/Window Leak Check (once per year)
·       Tubs/Showers/Kitchen Grout/Caulk Inspection (once per year)
·       Lubricate and Adjust All Accessible Doors & Windows
·       Test All Accessible Electrical Switches & Outlets
·       Clean Faucet Aerators (once per year)
·       Exercise Plumbing Shutoff Valves (once per year)
·       Inspect/Adjust Kitchen/Bathroom Cabinet Hardware (once per year)
·       Tighten Bathroom Accessories (once per year)
·       Inspect Refrigerator Hoses (ice maker)(once per year)
·       Inspect Washing Machine Hoses (once per year)
·       Inspect Dishwasher Hoses (once per year)
·       Clean Dishwasher Filter (one unit)(twice per year)
·       Winterize/Un-Winterize Hose Bibs
·       Check Hose Bibs for Proper Operation (once per year)
·       Inspect for Evidence of Uninvited Guests (once per year)
·       Attic Space Analysis (once per year)
·       Home Exterior Analysis (once per year)
·       Recommend needed maintenance/repairs (every visit)

* Materials not included (materials may be provided by the customer or by Shane's HMHS at additional charge)

Note: All plans require a one time Home Assessment prior to start of the regular visits.  The Home Assessment is an intensive inspection of your home and its major systems and appliances.  This allows us to identify all maintenance materials needed to perform the regular maintenance and to become familiar with your home so that we can be efficient with your time during visits.  It also allows us to determine the current status of the house so that we can assess if any items need immediate attention.
